What is a Basix Report

THE BASIX REPORT OR BASIX® (THE BUILDING SUSTAINABILITY INDEX), IS A NSW GOVERNMENT PLANNING REQUIREMENT THAT AFFECTS ANYONE PREPARING TO BUILD OR APPLY TO BUILD A NEW HOUSE, ALTERATION, ADDITION, VILLA, TOWNHOUSE, UNITS, PLUS A SWIMMING POOL OR OUTDOOR SPA.

BASIX is used to assess each new application against specific energy and water reduction targets.

BASIX means every new home, alteration or extension built in NSW will be more comfortable to live in and cost less to run, and each swimming pool or outdoor spa will meet specific BASIX requirements for water and energy consumption.

The BASIX tool is used to calculate the house or unit’s energy and water scores based on a range of data, including size, location, design features and fixtures.
BASIX was established to meet targets of up to 40% reductions in water consumption as well as greenhouse gas reductions by up to 25%. As a result, this delivers financial savings for the homeowner.

To date, Basix is one of the strongest sustainable planning measures to be undertaken in Australia.

Who needs a Basix Certificate?

You will need a BASIX certificate if you are lodging a development application in NSW for:

  • All new residential dwellings,
  • Any alteration and addition of $50,000 or more to an existing dwelling,
  • Swimming pools of 40,000 litres or more.

How is a Basix Report assessed?

A BASIX certificate assessment considers various criteria, such as:
● location of the building
● orientation size of the building
● construction type of the building
● window size and type of the building
● landscaping of the building
● appliances used within the building.

Additionally, it also considers thermal comfort levels which lessens the amount of energy used by dwellings in order to heat or cool the house to a comfortable level.

As well as contributing to a sustainable future of urban planning, the property owner/homeowner will financially benefit through reduced water and energy bills. A BASIX certificate will confirm that your proposed project will abide by the NSW Government’s sustainability targets since obtaining a BASIX certificate means your residential building will have passed the government’s environmental targets.

By meeting Basix targets, a building can achieve:
● up to a 40% reduction in potable water consumption
● up to a 40% reduction in greenhouse gas emissions and
● minimum performance levels of thermal comfort.
